Biggest deal: 6 acres for Rs 4k cr

News4u-News Desk- Courtesy TOI -MUMBAI: A six-acre government plot in an upcoming southern Mumbai neighbourhood fetched the highest bid of Rs 4,053 crore from the Lodha Group on Tuesday, setting not only an all-India record, but reaffirming land-starved Mumbai’s numero uno position in the property market. While Mumbai has few open spaces like parks and playgrounds compared to other leading global cities, its real estate is among the priciest in the world.

TOI in its edition dated May 24 had predicted that the tract of land in Wadala was all set to create a record after the Mumbai Metropolitan Region Development Authority (MMRDA), which controls the land, tweaked tender conditions to allow multiple towers instead of a single ‘iconic’ tower. It also permitted 100% residential construction instead of the earlier stipulation of just commercial. MMRDA officials said this bounty would be redeployed for the city’s transport projects.

In 2008, Delhi-based developer BPTP had bagged a 95-acre plot in Noida for Rs 5,000 crore, but the deal was later called off. Till now, DLF’s bid of Rs 1,750 crore for 350.7 acres in Gurgaon last year was considered the country’s highest. But on Tuesday afternoon, Lodha Group beat this record by several times after it outbid three developers for the Wadala plot by quoting double the reserve price. MMRDA had set a minimum rate of Rs 40,000 per sqm (Rs 1,980 crore) and Lodha put in its bid for a hefty Rs 81,818 per sqm.

The six-acre sprawl located in the Wadala Truck Terminal will allow the developer to utilize an unheard of floor space index of 20; average FSI (ratio of permissible built-up area vis-a-vis plot size) in Mumbai is between 2 and 4. This is because the entire FSI available for the Wadala truck terminal is being used up on this six-acre portion.

50 Kendriya Vidyalas to come up on railway land

News4u-News Desk-New Delhi, (PTI) HRD Ministry today joined hands with railways for setting up 50 Kendriya Vidyalayas on railway land across the country.

An MoU was signed between the HRD Ministry and the Railways today for developing educational infrastructure in railway land in the country.

“We would set up 20 Kendriya Vidyalays in the Eleventh Plan and 30 more Kendriya Vidyalays (KVs)in the next Plan in railway land across the country,” said HRD Minister Kapil Sibal here.

Besides KVs, the two ministries would strive for setting up residential schools, model degree colleges and technical and management institutions on railway land as per the MoU.

“Our plan is to set up about 10 residential schools on the pattern of  Navodaya Vidyalaya”, said Sibal.

Brahmaputra erosion destroys nearly 4,000 sq km of Assam land

News4u-News Desk-The mighty Brahmaputra has wiped out nearly 4,000 sq km of area, destroying more than 2500 villages and affecting more than five million people in Assam.

Assam’s Water Resources Department has identified 25 vulnerable and very severe erosion-prone sites and estimated that the Assam valley portion of the Brahmaputra has lost approximately 7.4 per cent of its land area due to river bank erosion and channel migration.

Experts from Assam and the USA, who have formed a joint committee, ‘The Committee for Developing Mitigation Strategies for Brahmaputra River Basin Flood and Erosion Problem,’ have come forward with a set of short and long term measures to address the problem and develop cost-effective solutions.

The experts have pointed out that the key factors making the river extremely unstable at many reaches are ‘aggradation’ (raising of the river bed due to sediment deposition), intense ‘braiding’ and large water discharge.

They pointed out that till now both short and long term measures to tackle the erosion problem had been done only on a piecemeal basis during emergency situations depending on availability of funds.

HC directs Trust to take action in land deal issue

News4u-News Desk-New Delhi, The Delhi High court today directed Kandla Port Trust to take appropriate action against its official who allegedly leased its land to influential people at a throw-away prices without doing proper valuation.

A division bench headed by Chief Justice A P Shah also directed the KPT management to take back the land, the lease of which has expired.

The court said if any one of holders are having possession of the land despite expiry of their lease agreement then they should be immediately removed from there.

During the proceedings, the court also slammed Central Vigilance Commission for its slow probe in the entire matter.

“You (CVC) are not working… CVC cannot do anything. Your report in it is worthless. You are supposed to be more vigilant,” the court said, adding they would pass an order in it by next week.

Army Chief promises action in Sukna land case

News4u- News Desk- Army Chief General Deepak Kapoor has promised “due action” under the Army Act against four generals allegedly involved in the Darjeeling land scam but said dispensing of justice will not be swayed by external considerations like “personal biases” and “media pressure”.

“We will take due action as per the rules in the Army Act,” he told a press conference on the eve of Army Day, referring to the subject suo motu in his opening remarks.

Maintaining that the defence forces are the only organisation that takes expeditious and judicious action once any irregularities are found, General Kapoor said it was his responsibilty to “dispense justice that is firstly fair, secondly just and based on facts of the case and thirdly it takes into account the culpability of the individuals involved”.

“Fourthly,” he said, “justice that is not swayed by external considerations-be it personal biases or media pressure or any other aspect. And perhaps that is the right way to dispense justice.”

General Kapoor said in the Sukna land case he has received inputs in the form of Court of Inquiry (COI) and recommendations of the Eastern Commander and the legal advise of the Adjutant General at the Army Headquarters.

Four generals- Military Secretary Avadhesh Prakash, Lt Gen P K Rath, 11 Corps Commander Lt Gen Ramesh Halgali and Maj Gen P K Sen have been indicted by a COI for their role in allegedly issuing ‘No Obejction Certificate’ (NOC) to a private realtor.

HP to lease out land for Ramdev’s herbal centre

News4u-News Desk-Shimla, The Himachal government today decided to lease out a piece of land to Patanjali Yogpeeth Trust for setting up a herbal research centre as announced by yoga guru Baba Ramdev.

The decision was taken at a cabinet meeting chaired by Chief Minister Prem Kumar Dhumal.

The government will lease out 96.02 bighas of land near Kandaghat in Solan district to the trust for the project, an official spokesman told reporters here.

National Commission to rehabilitate land losers: Sonia

News4u-News Desk-The UPA government has decided to form a National Rehabilitation Commission to ensure adequate compensation and proper rehabilitation to people willing to part with their land for development, Congress president Sonia Gandhi said on Tuesday.

“The commission would ensure that villagers who are willing to part with their land for development were compensated adequately and rehabilitated properly,” she said.

“We want development but not at the cost of displacement of tribals,” Gandhi said while addressing a election meeting in East Singhbhum district.

Referring to the prevailing Naxal activities, she said Prime Minister Manmohan Singh has already said development work and law and order machinery will go along simultaneously.

The UPA government was ready for talks with Naxal outfits to find out an amicable solution to their problems but they would have to shun violence first, the AICC chief said.

Gandhi said the Congress was committed to development and maintaining peace so that benefits of various schemes reach the poor and tribals of the country.

Sonia Gandhi said mineral-rich Jharkhand was lagging behind on all fronts because of political instability for the last nine years and appealed to masses to vote for Congress, which would take the state forward on the path of development.

Claiming that Congress has always fought for the interest of the tribals and weaker sections of the society, Gandhi said former prime minister Indira Gandhi had nationalized the mining sector and framed mining policy which benefited local people and industries set up.

However, several of these industries were now closed owing to misrule of the previous governments, she said promising that Congress would take all possible steps to revive the closed units.

The UPA chairperson claimed that several welfare measures including introduction of midday meal in schools, distribution of bicycles and scholarship among meritorious tribal students, construction of two lakh houses under Indira Gandhi Awas Yojana have been taken ever since President’s rule in Jharkhand came into force.

People have voted the Congress-led UPA back to power at the Centre, Maharashtra, Arunachal Pradesh and Haryana only because of its performance, she said and appealed to give the Congress a chance to serve Jharkhand too.

Centre, states to discuss land issues today

News4u-News Desk-The issues of land acquisition and ways to remove problems faced by foreign and domestic investors, especially at the implementation stage, are likely to come up at a meeting the Centre will hold with state industry ministers in New Delhi on Tuesday.
Commerce and Industry Minister Anand Sharma may flag up the problems of domestic investors, particularly with regard to the growing incidence of agitations against land acquisition in several parts of the country, an official said on Monday.
Several states, particularly in the eastern region, have witnessed widespread protests against land acquisition for industrial purposes.
Industry ministers from the states, including those facing land related agitations, are expected to attend the meeting.
The Centre is particularly concerned over delays due to problems in land acquisitions for large plans like Rs 1 lakh crore steel projects of ArcelorMittal in Orissa and Jharkhand, the official said.
One of the proposals being debated is whether farmers parting with their assets be made equity owners in the projects coming up on their land, the official added.
Other issues to be raised would include how experience of the states successful in industrialisation should be shared with those lagging behind.

News4u-News Desk-New Delhi,  The Army has ordered a probe into an alleged fraud in a land sale in Darjeeling in which at least one General is suspected to have a role, as Defence Minister A K Antony asserted that no one would be allowed to go “scot free” however senior the officer is.
The alleged fraud related to how an institution, posing as an affiliate of the Ajmer-based Mayo College, obtained a no-objection certificate (NOC) from Army officials for transferring a large tea estate adjacent to the Sukna military station in Darjeeling a few years ago.
An NOC is mandatorily required for sale of land adjacent to military stations due to security reasons.
